We look beyond the unit.
When you list or sell a condo you’re dealing with two things: the interior space buyers fall in love with, and the association that decides whether a lender will fund it.
Send us what you have. We identify what is still needed and flag anything that may affect conventional, government or alternative financing.
- HOA budget & reserve funding
- Master insurance coverage
- Pending or active litigation
- Special assessments
- Delinquencies & owner occupancy
- Inspections & deferred maintenance
You’re not only financing a unit.
You’re also dealing with the condition and financial profile of the whole association. Knowing early changes everything.

Denied condo complex? We have a solution for that too.
A non-warrantable condo is a condominium that does not meet the financing criteria of traditional lenders or government-sponsored enterprises like Fannie Mae or Freddie Mac. Financing is then limited to non-conventional, private or portfolio loans, often called Non-Warrantable Loans.
Common reasons a project is non-warrantable:
- High investor ownership
- Single-entity ownership
- Litigation
- Inadequate reserves
- Delinquent HOA dues
- Short-term rentals
- Inadequate insurance
- Critical repairs / deferred maintenance
All of these issues and more can be handled with a non-warrantable loan.
